CAR PARK SMOKE VENTILATION SYSTEMS
The building operator or owner of the premises is required by law to provide a suitable system of maintenance to maintain the system in an efficient state, in efficient working order and in good repair. This is a requirement of the Regulatory Reform (Fire Safety) Order 2005. Furthermore the DCLG Guide to the regulations suggest that “The smoke control system should be maintained by a competent person who is familiar with the fire engineering performance specifications of that specific system.” PSB
The Regulations do not specify a maximum time interval for maintenance; however BS 5588-12 recommends regular maintenance of smoke control systems.
PSB-UK advise that a system check is carried out approximately 6 months after a Smoke Ventilation System has been installed and commissioned. Besides the opportunity to check that the system is performing as designed, this system inspection visit will also allow for any further training of local personnel that may be necessary. As this visit falls within the warranty period any defective parts are replaced free of charge.
Should there be any alterations to the building structure or use, the regulatory authorities should, of course, be consulted, but the PSB-UK design teams are also able to carry out a survey in order to achieve the optimum solution in adapting the existing system to the new building.
In all cases both labour and parts are covered by a 12 months warranty which can be extended by the comprehensive a PSB service contract.
